7 Steps to the Designbilt Experience

 

 

 

  1. Enquiry - Our team will take the time to discuss your requirements to design and build your dream home.

     
  2. Site inspection - A Customer service person will meet you on site to assist in identifying the specific characteristics of your land that may affect the design parameters of your new home. At this time, bring a copy of a rate notice which provides your land details. If you have a survey of your land or details of any covenants, Mines Subsidence, sewer/stormwater easements or alike, bring them along as well. We will take photographs of your land, view, corridors and specific aspect to assist our design team.  Depending on the slope of your land, we may require you to obtain a survey of the property at this stage.  

     
  3. Design Meeting - Prior to this we will gather and collate all documentation found that is critical to the design of your new home. Designbilt’s Designer and Builder will then meet with you in our office to discuss your design requirements for your new home. We will then discuss other issues like mine subsidence, easements, slope and alike that may affect the design parameters of your project. With the assistance of the Builder, we can give indicative ideas as to whether the size and design of your home can meet the budget you have allocated.  The designer will go through the type of facade required, the relationship of decks to external living areas, view corridors, thermal performance and other typical characteristics required to prepare the design. This meeting takes approximately two hours.

     
  4. Design Presentation – Approximately two weeks later, we will again meet in our offices with the Designer and Builder to present our sketch concept with and indicative budget for the construction of you new home. On most occasions, this will require some fine tuning and a secondary sketch prior to proceeding to the next stage. If so, an appointment would be made one week later for the second design presentation. From here, if you wish to proceed to pre-construction drawings a payment of $ 1500.00 is required. Also at this time if not previously prepared we will require you to obtain a survey of the land showing full particulars. Our surveyor can undertake these works for you if you so request.

     
  5. Drawing Presentation – In approximately two weeks we will meet again for your approval of the pre-construction drawings to enable these to go to the builder for costing purposes.

     
  6. Construction Proposal – In approximately four weeks our Builder will have completed the costing for your new home and will provide you with a formal tender document accompanied by a fee proposal from our Designer to complete the plans for Development and Construction Certificate Approvals with the local Council. At this stage you accept the tender from the builder with a $ 3,000.00 deposit plus the design agreement which depending on the complexity of your home will vary from $ 3,500.00 - $ 6,500.00 for the completion of the working construction and engineering design drawings.

     
  7. Building Contract – Upon our receipt of development consent from Council and the completion of the construction drawings, we will then check our tender to ensure that Council has not imposed any conditions on the consent or required additional works to the drawings which may affect the construction price previously given. This will then be adjusted and prepared into a building contract for your acceptance. At this stage, a further deposit to total 5% of the contract sum will be payable. Then whilst the final Construction Certificate approval is being processed with council, you will meet with our colour consultant to assist in the external selections of your home and be provided with a selection pack to visit our varying suppliers to assist you in selecting all PC items and internal finishes to be incorporated in you new home. From the signing of the building contract to the commencement of construction (subject to finance approval) is a period of 6 – 8 weeks. The construction time for your home will vary depending on the complexity of the same. An estimate at this time can be provided during the design process.
